PorchLight Apartment Rental Service LLC (“PorchLight”, “we”, “us” or “our”) has created this privacy policy to demonstrate our firm commitment to privacy. The following discloses our information gathering and dissemination practices for the following websites and describes the choices available to you regarding the use of, your access to, and how to update and correct your personal information.
PorchLight Apartment Rental Service LLC and our subsidiary PorchLIght Plan & Pay comply with the EU-U.S. Data Privacy Framework (EU-U.S. DPF) and the UK Extension to the EU-U.S. DPF, and the Swiss-U.S. Data Privacy Framework (Swiss-U.S. DPF).
Information We Collect PorchLight does not collect personally identifiable information about individuals except when such individuals provide such information on a voluntary basis or in connection with visits to our website (see below, Passive Collection of Information). For example, an Online Needs Assessment requires the collection of personal data, so we are able to respond promptly and correctly to the service request. We use collected information only for the purpose for which you provide it, including client services, email marketing and corporate communications, customer service and feedback or to provide requested information and services.
We may collect the following categories of personal information. Not all categories may be collected about every individual:
- First and last name,
- Address of home and work
- Telephone numbers
- E-mail addresses
- Fax numbers
- Employment information including employer and job title
- Financial Information including credit rating, income and budget
- Anticipated move in date
- Information about pets
- Any other personal data that the data subject shares including preferences on housing, hobbies, interest, if a smoker or not
- Sensitive data including age of children, gender, religion that are provided by a data subject
- Contact information associated with a corporate customer account.
Sensitive Data
Porchlight may collect sensitive data that is provided directly by an individual. Porchlight will, prior to disclosing sensitive data to a third party or processing it, obtain your consent. Where consent of the individual for the Processing of Personal Information is otherwise required by law or contract, Porchlight will comply with the law or contract.
Providing Visitors with Anonymous Access Visitors can access our websites www.porchlightrental.com and www.porchlightinsidetrak.com to browse without disclosing personal data. Except for cookies, we do not collect any personal data from individuals who visit our website to learn more about our business unless they input it themselves to download information or purchase services. See our cookie policy here. We do not collect information about our visitors from other sources, such as public records, public bodies or private organizations.
Passive Collection of Information As is true of most websites, we gather certain information automatically. This information may include Internet protocol (IP) addresses, browser type, Internet service provider (ISP), referring/exit pages, the files viewed on our site (e.g., HTML pages, graphics, etc.), operating system, date/time stamp, and/or clickstream data to analyze trends in the aggregate and administer the site.
Tracking Technologies PorchLight and its partners use cookies or similar technologies to analyze trends, administer the website, and track users’ movements around the website. You can control the use of cookies at the individual browser level, but if you choose to disable cookies, it may limit your use of certain features or functions on our website. Social Media Widgets Our website includes Social Media Features, such as the Facebook Like button, and Widgets, such as the Share This button or interactive mini-programs that run on our website. These Features may collect your Internet protocol address, which page you are visiting on our website, and may set a cookie to enable the Feature to function properly. Social Media Features and Widgets are either hosted by a third party or hosted directly on our website. Your interactions with these Features are governed by the privacy statement of the company providing it.
Sharing with Third Parties We may share your information with third-party business partners, for instance, for the purpose of enhancing our products and services or so that they can provide services directly to you. These companies are authorized to use your personal information only as necessary to provide the authorized services.
These services may include:
- Rental assistance services
- Real estate services
- Destination services
If you do not want us to share your personal information with these companies, contact us at ra@porchlightrental.com. Understand, however, that in limiting this type of data sharing you may not be able to take full advantage of our services.
Porchlight’s accountability for personal data that it receives in the United States under the Data Privacy Frameworks and subsequently transfers to a third party is described in the Data Privacy Framework Principles. In particular, Porchlightremains responsible and liable under the Data Privacy Framework Principles if third-party agents that it engages to process personal data on its behalf do so in a manner inconsistent with the Principles, unless Porchlight proves that it is not responsible for the event giving rise to the damage.
Disclosure We may disclose your personal information as required by law, such as to comply with a subpoena or other legal process, when we believe in good faith that disclosure is necessary to protect our rights, protect your safety or the safety of others, investigate fraud, or respond to a government request.
How you can access, update or delete your data. Upon request PorchLight will provide you with information about whether we hold any of your personal information. You may access, correct, or request deletion of your personal information by unsubscribing or contacting us at ra@porchlightrental.com. We will respond to your request within a reasonable timeframe. In certain circumstances we may need to retain your personal information in order to continue providing services.
It is very important that the information we hold about you is accurate and up to date. You can also email us at any time if your personal information changes, or you want to opt-out of email communication, please see the Opt-Out section below or email us at: ra@porchlightrental.com.
If you make a request to delete your personal data and that data is necessary for the Services you have purchased, the request will be honored only to the extent it is no longer necessary for any Services purchased or required for our legitimate business purposes or legal or contractual record keeping requirements.
Opt-out Preferences for Marketing If you wish to subscribe to our newsletter(s), we will use your name and email address to send the newsletter to you. You may choose to stop receiving our newsletter or marketing emails by following the unsubscribe instructions included in these emails, or you can contact us at info@porchlightrental.com.
Opt-out Preferences Users of the PorchLight’s Plan & Pay opt-in to permit PorchLight making certain information available to (i) their employer, or other third party that is sponsoring their use of the System, and (ii) service providers that provide services related to relocation, for the purpose of providing those relocation services.
System users may at any time also opt-out of receiving information from PorchLight, or from PorchLight making your information accessible through the System. If you wish to “opt-out” please email GetTheInsideTRAK@porchlightrental.com.
PorchLight collects information under the direction of its Clients, and has no direct relationship with the individuals (the “Relocating Employee”) whose personal data it processes. If you are a Relocating Employee of one of our Clients and would no longer like communication provided by your Employer that use our service, please contact Employer that you interact with directly. We may transfer personal information to companies that help us provide our service. Transfers to subsequent third parties are covered by the service agreements with our Clients.
An individual who seeks access, or who seeks to correct, amend, or delete inaccurate data should direct his query to the PorchLight’s Success Manager or email us at ra@porchlightrental.com. If requested to remove data, we will respond within a reasonable timeframe.
We will retain personal data we process on behalf of our Clients for as long as needed to provide services to our Client. PorchLight will retain this personal information as necessary to comply with our legal obligations, resolve disputes, and enforce our agreements.
Rights for those in the European Economic Area (EEA), United Kingdom (UK), and Switzerland
If you reside in the EEA, the United Kingdom, or Switzerland, our use of your personal information is governed by the European Union’s General Data Protection Regulation, or “GDPR,” applicable EEA, UK or Swiss national laws and Data Privacy Frameworks. These grant you particular rights in your personal information, including the right to alter, correct, receive, or delete personal information stored by Porchlight at any time, subject to our business interests and any legal requirements we may face.
Those in the EEA, UK, or Switzerland have the right to complain to a data protection authority about our collection and use of your personal information. We respond to all requests we receive from individuals wishing to exercise their data protection rights under applicable data protection laws. To protect your privacy and security, we may need to take reasonable steps to verify your identity before responding to your request.

Individuals whose data Porchlight processes who are located in the EEA, UK or Switzerland and customers of Porchlight no matter where located, who process personal data of EEA, UK or Swiss residents should note the following:
- This Privacy Policy is designed to comply with the GDPR and Data Privacy Frameworks; and
- Porchlight does not have an “establishment” in the EEA.
Complaints
You may also have the right to make a GDPR complaint to the relevant Supervisory Authority. Those in the EAA, UK, or Switzerland wishing to contact our GDPR Article 27 representative in the European Union may do so at porchlight@gdprrepresentative.eu, the United Kingdom at porchlight@privacyrep.co.uk or Switzerland at porchlight@swissprivacyrep.ch. In some cases our ability to uphold these rights for you may depend upon our obligations to process personal information for security, safety, fraud prevention reasons, compliance with regulatory or legal requirements, or because processing is necessary to deliver the services you have requested. Where this is the case, we will inform you of specific details in response to your request.
DPF Mediation, and Arbitration and Unresolved Complaints
In compliance with the EU-U.S. DPF and the UK Extension to the EU-U.S. DPF and the Swiss-U.S. DPF, Porchlight has further committed to refer unresolved complaints concerning our handling of personal data to the BBB National Programs DPF Services, an alternative dispute resolution provider based in the United States.. If you do not receive timely acknowledgment of your complaint, or if your complaint is not satisfactorily addressed, please visit here for more information and to file a complaint. This service is provided free of charge to you.
In compliance with the EU-U.S. DPF and the UK Extension to the EU-U.S. DPF and the Swiss-U.S. DPF, you have the possibility, under certain conditions, to invoke binding arbitration for complaints regarding DPF compliance not resolved by any of the other DPF mechanisms. In compliance with the EU-U.S. DPF and the Swiss-U.S. DPF, Porchlight commits to cooperate and comply respectively with the advice of the panel established by the EU data protection authorities (DPAs) and the Swiss Federal Data Protection and Information Commissioner (FDPIC) with regard to unresolved complaints concerning our handling of personal data received in reliance on the EU-U.S. DPF and the Swiss-U.S. DPF.
For EU and Swiss Individuals: Data Privacy Framework (DPF) for Personal Data Transfers to the United States
Porchlight complies with the EU-U.S. Data Privacy Framework (EU-U.S. DPF), the UK Extension to the EU-U.S. DPF, and the Swiss-U.S. Data Privacy Framework (Swiss-U.S. DPF) as set forth by the U.S. Department of Commerce. Porchlighthas certified to the U.S. Department of Commerce that it adheres to the EU-U.S. Data Privacy Framework Principles (EU-U.S. DPF Principles) with regard to the processing of personal data received from the European Union in reliance on the EU-U.S. DPF and from the United Kingdom (and Gibraltar) in reliance on the UK Extension to the EU-U.S. DPF. Porchlighthas certified to the U.S. Department of Commerce that it adheres to the Swiss-U.S. Data Privacy Framework Principles (Swiss-U.S. DPF Principles) with regard to the processing of personal data received from Switzerland in reliance on the Swiss-U.S. DPF. If there is any conflict between the terms in this privacy policy and the EU-U.S. DPF Principles and/or the Swiss-U.S. DPF Principles, the Principles shall govern. With respect to personal data received or transferred pursuant to the Data Privacy Frameworks, Porchlight is subject to the investigatory and enforcement powers of the U.S. Federal Trade Commission.
As set out above Porchlight uses a limited number of third-party service providers to assist us in providing our services to our users and business customers. These third parties may access, process, or store personal data in the course of providing their services. Porchlight maintains contracts with these third parties restricting their access, use and disclosure of personal data in compliance with our Data Privacy Framework obligations, including the onward transfer provisions.
Even in the case of an onward transfer of your personal information, Porchlight has responsibility for the processing of personal information it receives under the DPF Principles and subsequently transfers to a third party acting as an agent on its behalf.
Porchlight shall remain liable under the DPF Principles if its agent processes such personal information in a manner inconsistent with the DPF Principles, unless Porchlight proves that it is not responsible for the event giving rise to the damage. Data Transfers to the United States
Porchlight is based in the United States and we process and store information in the U.S. Therefore, we and our service providers may transfer your information to, or store or access it in jurisdictions that may not provide equivalent levels of data protection as your home jurisdiction.
Whenever we will transfer your personal data to countries outside of the EAA, UK or Switzerland we will ensure that at least one of the following safeguards is in place:
- We will only transfer your personal data to countries that the European Commission have approved as providing an adequate level of protection for personal data by;
- Ensure the transfer is subject to a specific derogation in the GDPR or national laws;
- Use the standard contractual clauses as the transfer mechanism when a case-by-case analysis has been performed,
- Where we use certain service providers, we may use specific contracts or codes of conduct or certification mechanisms approved by the European Commission which give personal data substantially similar protection as in the UE, EEA or UK.
Your Nevada Data Rights
If you reside in Nevada, our use of your information is governed by Nevada law. This section applies only to Nevada residents.

We will respond to your verified request as soon as reasonably practicable, but no later than sixty (60) days after receipt. If circumstances cause any delay in our response, you will be promptly notified and provided a date for our response.
We generally do not disclose or share personal information for profit. Under Nevada law, you have the right to direct us to not sell or license your personal information to third parties. To exercise this right, if applicable, you or your authorized representative may submit a request to ra@porchlightrental.com.
